LUXURY RESIDENTIAL

EPIC PENTHOUSE - Downtown Miami, FL

This luxury state of the art penthouse was completely demolished all bathrooms, kitchen , doors, all walls and including all existing impact windows. The designers spared no expense for this one of a kind property, the new specially made impact widows allowed an opening to the terraces and balconies with a width of 10 feet, merging the indoor & outdoor space, perfect for entertaining. The new windows and steel structure that had to be built to accommodate wind loads were too large and heavy to fit in the loading elevator. To solve the problem, we coordinated with a local helicopter company to fly the window package up to the 55th floor. It was an all team effort, our team coordinated with building management , FAA, Miami Police and Port Authority in order to be able to land the helicopter on Brickell Ave. They closed the bridge down while we loaded all the materials and flew them up. Four trips and thirty five minutes later we were finished with no incident and no traffic disruptions to the Miami River.
Inside the unit , new Lualdi doors were installed, a gym and spa on the 2nd floor of the unit was built, custom closets by Eggersman and audio visuals by Bang and Olufsen. The kitchen counter tops were made from a marble that has silver remnants inside it, all custom millwork totaled a quarter million dollars together with a one hundred eighty thousand dollars stainless steel spiral stair case to lead you to the 2nd floor.

VICEROY RESIDENCE - Brickell, FL

The owner of this unit is a musician and wanted to take advantage of the double height ceilings to create a music recording studio. The steel structure designed to hold the floor for this second floor unit had to be taken to the unit in six foot pieces, otherwise it wouldn’t fit in the elevator. Each beam weighing at around 300 pounds were taken up to the unit and welded piece by piece before erecting each 20 foot section to create the structure for the new living areas. Carefully coordinating with the buildings original Structural Engineers along with our own Engineers and Architects we came up with a design that would meet code, meet load calculations and wouldn’t negatively affect the buildings structural integrity. The result was a great recording studio that allowed our client to record his music and save him on travel time to his other studios.
