1020 SW 2 ST - 20 Unit Residential Building (Coming Soon)

The complete and detailed restoration of a two story , 8400sf 1920's building with 20 units was started on Nov 2024. This project consists of completely updating the structure to meet current local codes, new concrete columns, tie beams, footers and window reinforcements will need to be added to the entire structure, all while being careful and shoring the structure as we go due to the current deterioration of the building, building collapse is a real concern of the Structural Engineer and we are mindful of such threat. This is why M denis Construction is closely working with our subs and monitoring the building as we carefully restore the structure . New wood joists and reinforcement of some of the existing joists along with new ledgers and straps will be installed on all the floors including the roof trusses.
New Electrical , plumbing and Mechanical systems have been designed and will be installed in the property along with new fire rated walls and unit entry doors.
Project completion is slated for mid 2025.

628 Residential Building - Little Havana, FL

This abandoned 1929 apartment building consisted of 12 one bedroom units, it was severely damaged by age, weather and termites, we stripped down all three stories to bare block and studs, realizing that the damage was more extensive and thus replacing 50% of the wall framing and wood joists, bringing this building back and having people utilize the building again for its intended use was one of the most satisfactory projects we have done. All 12 units were fully remodeled and central A/C was added as well as tankless water heaters and washer and dryers inside each unit, all new impact windows were added and tile thru out with sound proofing on the upper floors to minimize noise transmission. Today the building is fully occupied and stands once again providing a modern , vibrant building in the heart of little Havana.

MILITARY MUSEUM - South Florida

This historical restoration of The South Florida Military museum was taken over by Franque and Denis in 2017, after the project being stalled for a few months we gave it new life and kicked things into high gear. The South Florida Military Museum , found on the grounds of Zoo Miami, is a 12,500 sq. ft. wood structure that once served as the local US Navy headquarters during World War II. Later became an Army and Marine Corps Reserve Center that was used as a training site for anti-Castro freedom fighters. Details such as re furbishing the 1940’s bathroom lavatories were part of the construction. We were honored to be a part of this project in part because of the historical significance, It is not every day that you get to restore a 1940s historical building and certainly not one that has the rich history that this one has, the building has many stories to tell and now it can do that for future generations to honor everyone that has served our country.
